Garage Floor Cracks: Which Ones Matter and What to Do
A plain-English way to triage the crack you are looking at - hairline or structural, what caused it, whether it can be filled, and when the floor is asking to be ground and coated.
The crack in front of you falls into one of two buckets: a surface crack you can fill, or a structural crack you need to diagnose first. The fast sort is the edge test - if both sides of the crack sit flush and the line stays under about an eighth of an inch, it is almost certainly cosmetic. If one side is raised, the gap is wider than a quarter inch, or it keeps growing, something under the slab is moving and that comes before any patch job. First question: hairline or structural?
Before you think about products or methods, you only need to answer one thing - is this crack about the surface, or about what is holding the surface up? Get this wrong and you either overspend on a slab that was fine, or you coat over a problem that comes straight back.
Three checks settle it. Drag a fingernail or a key across the crack and feel for a step between the two sides. Measure the widest point against a coin. Then look back at any photos or memory you have - is it bigger than it was a year ago? A crack that is flush, thin, and quiet is the easy kind. A crack that steps, gapes, or grows is the kind that earns a professional opinion.

What put the crack there in the first place
Knowing the cause tells you whether a fill will hold. Around Elgin and the wider Fox River valley, four culprits do nearly all the damage.
Curing shrinkage. Fresh concrete loses water and pulls in on itself. If the original pour skimped on control joints, the slab relieves that tension by cracking on its own. These are the thin, often dead-straight lines that have been there since the house was new, and they are harmless.
Freeze-thaw and salt. This is the heavy hitter in our climate. Meltwater and de-icing brine soak into the surface, freeze, expand, and pry the concrete apart from the inside, a process the geology people call frost weathering. Each winter widens existing hairlines and chews pits into the surface. The salt makes it worse, which is why chloride exposure shows up in any serious rundown of concrete degradation.
Clay soils and settling. Kane County sits on heavy, moisture-hungry clay. It swells when wet and shrinks when dry, and that movement shifts the base under your slab. When one section drops, the concrete cracks to follow it - and this is the cause most likely to be structural.
Rebar and reinforcement trouble. Steel placed too close to the surface, or steel that has started to corrode, expands and forces the concrete off it. Cracks that follow a straight grid line, sometimes with a rust stain, often trace back to the reinforcement underneath.
Can it be filled, or does it need more?
Once you know which bucket the crack lands in and what caused it, the repair almost picks itself. Here is the ladder, lightest to heaviest.
- Fill it. A stable, dormant crack - hairline or otherwise - gets routed out, cleaned, and packed with a rigid polymer that cures harder than the slab. This is the right answer for the large majority of garage floor cracks.
- Fill plus resurface. When the cracks travel with broad pitting or scaling, filling the lines still leaves you a rough, failing surface. A cementitious overlay renews the top, but it is bare concrete again afterward and needs sealing or coating to survive our winters.
- Diagnose, then decide. Stepped or growing cracks, or anything running up a wall, get evaluated before a single repair. If the slab is moving, the fix is the movement, not the crack.
- Replace. Reserved for a slab genuinely broken into shifting sections. It is the most involved route by far and rarely the one a garage actually needs.

When cracks mean it is time to grind and coat
There is a tipping point where fixing cracks one at a time stops making sense. It is not about any single crack - it is about the floor as a whole. When you are looking at several cracks plus pitting, flaking, or a haze of fine crazing across the surface, patching each line leaves you with a floor that is a patchwork of repairs and still deteriorating between them.
At that stage, grinding the slab and laying a coating is the cleaner economics.
