Start with what the shutdown costs you

Every quote you collect for a working floor has a number on it that nobody writes down: the trading you lose while the room is unusable. For most businesses that figure is larger than the difference between the bids, which is why it belongs at the front of this conversation rather than the end.

It is also the number we can do most about. The topcoat we finish with reaches service strength quickly, so the usual answer here is that you are back in the space the next day. Compare that against the several days a conventional epoxy build wants before anything heavy goes near it, and the arithmetic on which floor is genuinely cheaper often reverses.

What the floor has to survive

A working surface is judged on what it looks like after two winters of being abused, not on the day it is finished. So the build is chosen against the punishment the room actually takes: abrasion from what rolls over it, impact from what gets dropped on it, and whatever chemicals the trade brings with it.

None of that holds unless the coating is bonded to sound concrete. We diamond-grind first, every time, because a mechanical key into the slab is the difference between a floor that wears out and one that lifts.

Grip, where it actually matters

Slip resistance is specified, not assumed. How the flake and topcoat are built up sets how much texture the finished surface carries, and the right answer is different in a wash bay from a showroom.

Say early where water, oil or coolant reach your floor. That single detail changes the build, and it is far easier to design in than to add afterwards.

Less than people expect it to be about floor area. On a commercial job the two things that move an estimate most are how tight your usable window is and how much grip the room needs - both of which are decisions rather than measurements.
