Why we will not print a figure
You came here for a number and we are not going to give you one. That is worth explaining rather than burying, because the reason is the same reason our estimate is worth having.
A rate per square foot only works if every garage is the same underneath, and they are not. The single largest thing separating two quotes is how much the concrete needs before anything can be laid on it, and that cannot be assessed from a photo, a phone call or a form. Any figure published here would be a guess, and guesses become the change order you get halfway through.
What actually moves it
- How big it is. A single, a double and an oversized triple are genuinely different quantities of material and hours.

- Whatever is on it now. Failing paint or an old DIY epoxy has to come off, and grinding it off is time.
- The finish you pick. Flake blends and topcoat choices are not all priced alike.
- How far it goes. Taking the coating up the stem walls, or onto steps, widens the job.
What the estimate covers

Against a shop-bought kit
Comparing us to a big-box epoxy kit is fair, and on the receipt the kit wins outright. What it buys is thin, water-based material laid without a diamond grind, which in a garage taking road salt and a Fox River valley freeze-thaw cycle tends to peel inside a season or two.
The professional build costs more on the day and is meant to last years, so the number worth comparing is cost per year of floor rather than cost on the invoice.
What makes a polyaspartic coating cost more than basic epoxy
If you are holding two quotes, the polyaspartic garage floor coating cost sits above a one-coat epoxy for reasons rather than margin. The material itself costs more than commodity epoxy. It cures fast enough to finish inside a day, which concentrates skilled labour into a short window. And it still needs the same complete diamond grind and slab repair beneath it.
What that buys is a floor that stays clear under UV, moves with a valley slab through freeze-thaw, and is not troubled by road salt - which are precisely the three failures that bring a cheap floor back for redoing. Why is there no price on this page?
Because any figure we printed would be wrong for most of the people reading it. What a floor costs turns largely on the state of the slab, and nobody can judge that from a photograph. We would rather give you one accurate number in person than a tempting inaccurate one here.
What makes one garage cost more than another the same size?
Nearly always the concrete. A sound slab is ready for the system; one carrying cracks, pitting or a failing coat of DIY paint needs work before anything goes on it, and that preparation is real time. Two identical-looking garages can separate sharply once we are standing in them.
Does the estimate change once you start?
It should not, and that is the point of doing it on site. We measure and inspect before quoting so the figure you agree is the figure you pay. The change orders people dread come from quotes given without anyone looking at the floor.
Is a shop-bought kit not cheaper?
On the receipt, yes. What is in the box is a thin water-based product, laid without any mechanical key into the slab. Put that in a Kane County garage that sees road salt and a freeze-thaw winter and it commonly lets go inside a season or two. Measured across the years you actually get, the professional system is usually the cheaper floor.
