The coating process

How a Garage Floor Coating Goes In - Elgin, IL

The finish is the easy part. What makes a coating last in the Fox River valley is the prep underneath it - here is exactly how we build the floor, step by step.

A garage floor coating is a layered system, not a coat of paint - and we install the full system across Elgin and the Fox River valley. When we say "coating," we mean diamond grinding, repairs, a polyurea base, decorative flake, and a polyaspartic topcoat, applied as one job in a single day. The result is a continuous floor that wipes clean, resists road salt and stains, and outlasts the bare or painted slab it replaces. This page covers how it goes down; for the broad overview, start on the Elgin Garage Floors home page.

The four-step build

Step one is the diamond grind - we open the surface of the bare concrete so the coating bonds mechanically instead of sitting on top. Step two is repair: cracks, pits, and any spalled areas are filled and feathered flat. Step three is the polyurea base and flake - a tough base coat, then vinyl flake broadcast to full refusal for color and texture. Step four is the clear polyaspartic topcoat that seals everything and cures fast. Cleanup is part of the job, and you are usually back in the garage the next morning.

Why the grind is the whole story

Almost every failed floor we are called to recoat has the same root cause: no real grind. A coating rolled onto smooth, sealed, or dusty concrete has nothing to grip, so it lets go - fastest under hot tires and winter salt. Mechanical grinding is the unglamorous step kits and budget crews skip, and it is the single biggest reason their floors peel and ours stay put.

Why Fox River valley floors need it

Garages around Elgin live through real winters. Snowmelt and road salt come in off I-90 and Randall Road, soak into bare concrete, and freeze-thaw cycles pry the surface apart over a few seasons - the pitting and dusting you see along the tire paths. A ground-and-sealed coating keeps the salt and water out of the slab, which is what stops that cycle for good.

Which coating you end up with

The system uses an epoxy-style flake finish sealed with a polyaspartic topcoat - the look most people want, on the most durable backbone we install. Wondering what it runs? See the honest factors on our cost page, then grab a free estimate.

Garage floor coating FAQs

What does a professional garage floor coating include?

A full diamond grind, crack and pit repair, a polyurea base coat, a decorative flake broadcast, and a clear polyaspartic topcoat, plus cleanup. The grind and repair are what make it last - a coating that skips them peels.

How is this different from a roll-on kit?

Box-store kits are a thin water-based epoxy with no real surface prep, so they lift within a year or two, especially under hot tires and road salt. We mechanically grind the slab and use commercial-grade coatings built for daily use.

How long does a coating last?

A properly prepped polyaspartic coating lasts many years of normal residential use. The lifespan comes down to the prep and the topcoat, which is why we will not cut either short.

How long are you on site?

One day for most garages. You can usually walk on the floor the next morning and park on it within 24 to 48 hours.
