Can You Coat an Old or Oil-Stained Garage Floor?

Does an old floor rule out a coating?
Almost never. Concrete does not have a shelf life the way people assume. A slab poured decades ago can be just as coatable as one poured last year, sometimes more so, because older concrete has fully cured and settled. What ages badly is the surface, not the structure. Years of hot tires, road salt tracked in over Kane County winters, and freeze-thaw movement leave a floor looking tired long before the slab underneath is actually compromised.
So when a homeowner in an older Elgin neighborhood looks at their cracked, discolored garage floor and assumes it is too far gone, they are usually wrong. The surface tells you a coating is overdue. Coating over oil stains and contamination

Concrete is porous, and a spot that has been soaking up drips for twenty years can carry oil below the depth a grinder reaches. Coating over deep contamination is a bonding problem: the coating grabs the oil-laden concrete instead of clean concrete, and it can let go later. When we find a spot like that, we degrease aggressively, pull out what we can, and give you a straight answer about whether that specific area will hold. Beyond oil, the same logic covers old paint, a previous epoxy, or a sealer - none of it gets left in place, because a fresh coating needs to grip bare, sound concrete rather than a layer that could let go underneath it.
The prep that makes an old slab coatable
This is where an old floor is won or lost. Grip is everything a coating has going for it, so on an older slab the prep work outweighs the coating step itself. Here is the sequence we run:
- Degrease. The floor is cleaned and degreased first so oil and grime are not driven deeper by the grinder. Old garages almost always need this step, and the worse the staining, the more it matters.
- Diamond grind. The whole slab is ground with a diamond grinder. This does three jobs at once: it strips old paint, sealer, or coating; it removes the contaminated top layer of concrete; and it opens a mechanical profile so the coating can actually key into the slab. It is the single most important step on an old floor.
- Repair cracks and pits. Cracks, spalled edges, and pitting get filled with a structural patch and ground flush. This is repair-before-coating, and it is not optional on an aged slab. - Moisture test. Before committing to the coating, we check how much moisture the slab is moving. On grade-level and below-grade slabs common in the Fox River valley, ground moisture can push up through the concrete and lift a coating from beneath. A high reading gets addressed before anything is applied.

What makes a slab a poor candidate
Most old floors coat beautifully, so it is worth being clear about the handful that do not. These are the conditions where we slow down, test carefully, and sometimes tell a homeowner their floor needs work first or is not a good fit at all. We would rather say that up front than take a job that fails.
- Active moisture. A slab that is moving water up from the ground will lift a coating from underneath no matter how good the prep is. This is the number one reason a coating fails on an older grade-level or below-grade floor. It has to be tested and handled before anything goes down.
- Crumbling or delaminating concrete. There is a difference between a cracked slab and a failing one. Concrete that flakes apart, sounds hollow, or comes up in sheets has lost its integrity. A coating needs sound concrete to bond to, and there is nothing solid to grab there.
- Deep oil saturation. As covered above, oil that has soaked far into the slab can defeat even aggressive degreasing. If a spot will not clean up, coating over it just moves the failure downstream.
- Prior structural damage. A slab that has heaved, sunk, or cracked from a foundation or drainage problem needs that underlying issue addressed. Coating the surface does not fix what is moving beneath it.
Even most of these are fixable, not fatal. Moisture can be managed, damaged sections can be repaired, and contamination can often be pulled out. A poor candidate today is frequently a good candidate after the right prep. The point is to identify these conditions before the coating goes down, not after.
