When the Garage Floor Is Someone's Ceiling: Coating a Tuck-Under Garage
A garage built over the basement or the family room is a structural floor, not a slab on the ground. Here is what that changes before a coating goes down - and the one thing a coating will never do for the room underneath.
A garage floor coating goes down on a tuck-under garage the same way it goes down anywhere else - the materials and the layers do not change. What changes is everything that happens before the first pass of the grinder. Take the soil out from under a slab and you take away the vapor-drive problem that dominates most coating advice. In its place you inherit a floor that flexes, joints that move with the framing instead of the subgrade, and water that ends up on a ceiling rather than in gravel. Around Elgin these garages are everywhere: the split-levels and raised ranches that filled the Fox Valley through the 1960s and 70s, and the drive-under bays that a sloping lot near the river almost forces on a builder.

Same system, different diagnosis. No ground under the slab means nothing pushing vapor up, but a suspended floor moves, its cracks can be live rather than dormant, and anything that gets through lands on finished space. Check the ceiling below before you shop for a floor, and treat the coating as a wear surface - never as waterproofing.
What is actually different about this floor
Nearly everything written about coating concrete quietly assumes the slab is resting on compacted stone. That assumption drives a great deal of the standard advice: ground moisture rising through the pores, the taped-plastic check, whether anyone laid poly under the pour. Remove the ground and that whole line of reasoning goes with it.
A tuck-under bay is carried by the structure, the same as any other floor in the house. Engineers call it a suspended slab rather than a slab on grade, and the difference is not academic. Its underside meets air or a finished ceiling instead of damp clay, so the soil-driven moisture story largely disappears. In exchange, the floor deflects - it bends a little, and it bends by different amounts depending on what is sitting on it.
That trade is the whole subject. You lose the one problem every article about below-grade concrete is built around, and you take on two others: movement, and consequences on the far side of the slab.
Cracks from bending, not from shrinking
Most cracks in a normal garage slab are shrinkage cracks. Concrete gave up water as it cured, the slab got marginally smaller, and it relieved the stress by splitting. Those wander, they are usually old news, and they take a straightforward repair.
A floor that spans over a room does that too, but it can also crack because it is bending. Bending cracks tend to run with the structure rather than wander across it, they turn up in the same places from one house to the next on the same floor plan, and a few of them are live: they open and close slightly as the bay loads and unloads through the year. The extra step is that the repair decision stops being automatic. A dormant crack takes the usual route-and-fill treatment covered in our garage floor repair work. A crack that is still working needs a judgement call about how it gets treated, because filling something that moves with something that will not is how a hairline reappears through a brand-new finish. That call gets made standing on your floor rather than from a photo, and on a small number of floors it is the reason the honest answer is not today.
Where the water goes, and the honest limit
On a slab on grade, meltwater that finds a crack vanishes into stone and nobody hears about it again. On a tuck-under garage that same water goes into the assembly under your shoes: framing or a steel form pan, insulation, ductwork, wiring, then the painted ceiling of the room below. Where the slab was poured over a steel pan, water standing in a crack works on the pan quietly, and the first evidence is often rust staining underneath rather than anything visible on top.
Which is why the most useful ten minutes of this whole project happen downstairs, not in the garage. Look at the ceiling under the bay. A brown ring around a light can, a seam that was taped and repainted, a swollen edge of drywall, a musty corner directly beneath the door line: those are the things to photograph and point out.
Then the part that has to be said flatly. A floor coating is a wear surface, not a waterproofing membrane. It bonds to the top of the concrete, closes the pores, and sheds the brine and slush that used to soak in - genuinely valuable on a floor like this, and part of why a sealed bay is easier to keep dry. It is not a roof over the room below, it is not sold that way here, and it has no business in a conversation about an active leak. If water is reaching that ceiling now, the leak gets found and repaired by someone qualified to open the assembly. The floor finish is what goes down afterward.
The questions that belong to an engineer
Some of what a homeowner notices in a drive-under garage is a finish question. Some of it is a structural question. The line between the two is not subtle, and a coating contractor is not the person to draw it.
Point these at a structural engineer before anybody prices a floor:
- A floor that feels springy or lively underfoot, or a visible dip toward the middle of the bay.
- Concrete flaking off the underside with steel showing through.
- A crack that passes water, or one you can see the ceiling assembly through.
- Posts, beams, brackets, or plates added from below by a previous owner that nobody can explain.
- A change in how a door or a window in the room below fits its frame.
Structural engineering is a licensed profession in this state, administered through the Illinois Department of Financial and Professional Regulation, and a licence lookup takes about a minute. Calling one is not an argument against finishing the floor. It is how you find out, in writing, which of the two problems you have before a finish gets bought.
Install day, heard from the room below
The work itself runs as it does anywhere: grind, repair, base coat, flake, topcoat, finished inside a working day on most residential bays. Our install-day walk-through holds for a tuck-under garage without amendment.
What is specific to this house is sound. In a normal attached garage the noise reaches the kitchen through a wall and a service door. Here it also travels down through the structure, and the room directly under the bay is the loudest spot in the house for a few hours. Plan the day around whoever is home - a workday full of calls, a baby, a nervous dog - and the rest of it is unremarkable from downstairs.
What to tell whoever comes to look
Say it on the phone, before the visit is booked. It changes what gets examined and it saves everyone a second trip:
- That the garage is over finished space, and what that space gets used for.
- Any ceiling stain below, including one painted over years ago.
- Whether the slab has been sealed, painted, or coated before, and how that finish behaves now.
- Anything done from underneath by a previous owner, plus whatever paperwork came with the house.
- What lives on the floor besides the cars: the second fridge, a workbench, a trailer that winters indoors.
A crew that hears all of that before arriving spends the visit on the right questions - the crack pattern, the joints, the door threshold, the ceiling underneath - instead of measuring and leaving. That is the entire difference between coating a floor and coating a floor that happens to be somebody's ceiling.
