Garage Floor Coating in West Dundee, IL
One village on the west bank of the Fox, settled in 1834 and rebuilt around itself twice since. We grind, patch and coat West Dundee garage floors inside a single working day, whatever decade the slab came from.
Every garage floor coating we install in West Dundee, IL runs the same build on the slab: diamond grind, repair, polyurea base, flake broadcast, then a UV-stable polyaspartic topcoat. What differs street to street is the concrete underneath, because this village did not go up in one go. Its own account for new residents marks the stages: settled on the river bank in 1834, incorporated in 1887, farm country for most of a century, growing through the 1950s and 60s, then spreading west, north and south after Spring Hill Mall opened in 1980.
Three building waves, three kinds of concrete
| Wave | What the Village records | What tends to be under the door |
|---|---|---|
| 1834 to the 1940s | Settlement on the banks of the Fox; farm ground into the mid-1900s | Houses older than the attached garage as an idea, so the bay is often a separate building on much later concrete |
| 1950s and 60s | The village begins to grow | First-generation attached singles and doubles, still on the original pour, sixty-odd winters deep |
| 1980 onward | Development pushes west, north and south | Younger slabs, broom finish, little damage to repair before flake goes down |
Row one or row three, the system above the concrete is identical. The order of operations sits on our garage floor coating page, the grinding and patching half on garage floor repair, the fast-cure chemistry on polyaspartic garage floor, and the flake blends under epoxy garage floor finishes. Lower levels take the same build once a moisture reading clears, which is basement floor coating; shops and light industrial bays go to commercial floor coating. No figure gets quoted over the phone, and garage floor coating cost sets out which variables move a written number.
Which village holds your address
West Dundee and East Dundee are two villages, one per bank, and they are not two halves of anything. Each elects its own board. Each keeps its own hall. They share a name, the Main Street crossing at Route 72, and very little else.
The history refuses to line up with the boundary, which is where people get caught out. The Dundee Township Historic District was added to the National Register of Historic Places in March 1975, drawn across both sides of the Fox, taking in parts of West Dundee, East Dundee and Carpentersville. Two houses can sit inside one district and answer to different governments.
So we route rather than guess. A floor coating is a finish inside a building you already own, but if any part of your project reaches the structure, the exterior, or a piece of paperwork, that belongs to whoever holds your address. West of the river, ask the Village of West Dundee Community Development Department. East of it, ask East Dundee. Bring us their answer and we build to it.
The detached bay problem
A fair share of what gets coated in the older streets is not attached to the house at all, and a standalone garage behaves its own way. With no warm room next door the slab tracks the air outside, so it dries slowly after a storm rather than between storms. Salted meltwater sits longer on bare concrete there than it would in a heated bay, and freeze-thaw underneath gets more chances to work - the mechanism our note on why freeze-thaw destroys concrete walks through.
Nobody can tell from the surface whether a vapor retarder ever went under an older detached slab, so we measure rather than assume. The reading decides the finish, and a bad number gets said out loud before you have spent anything. Stained, dusted, painted or plain neglected floors are covered in coating an old or stained garage floor, and the shape of install day is in what to expect from a one-day install.

West Dundee garage floor FAQs
Our house is in the old part of West Dundee, inside the historic district. Does that affect a garage floor coating?
The coating is a finish laid inside your own garage, on your own slab, and it changes nothing about the outside of the building. Whether your particular address carries any other obligation is not ours to answer and we will not guess at it. On the west bank that question belongs to the Community Development Department at the Village of West Dundee. Ask them, tell us the answer, and we work to it.
The garage is detached and unheated. Can you still coat it in winter?
Yes. A detached bay runs colder than one sharing a wall with the house, and the polyaspartic topcoat we finish with was picked partly because it cures at low temperatures instead of staying tacky for days. We need power, clear access and an empty floor, plus a moisture reading before the finish is specified, since a cold detached slab gives up water slowly.
We are actually in East Dundee. Do you cross the river?
We do. Both banks fall inside the ground we cover. Worth stating plainly though: East Dundee is a separate village from West Dundee, with its own board and its own hall, so tell us which of the two you are in when you get in touch. It keeps the estimate straight and sends any municipal question to the right desk.
