Garage Floor Coating in Campton Hills, IL
Three-car bays, detached shops set back off the road, and unheated outbuildings on acreage. Four kinds of building, one coating system, one working day.
Garage floor coating in Campton Hills, IL means fitting the work to buildings a subdivision crew rarely meets. The Village calls itself semi-rural and its own numbers agree: over 95 percent of the housing is single-family detached, most on larger lots, and rural residential land covers close to 30 percent of the village. The build never changes. The day around it does.
Four buildings, one system
Nearly everything we look at here falls into one of four shapes. Grind, repair, polyurea base, flake, topcoat: identical in all four. What moves is the question we answer first.
| Building | Typical slab | What gets checked first |
|---|---|---|
| Attached two or three-car | Poured with the house, mostly after 1980 | Salt damage at the door line |
| Detached garage or shop | Its own pour, no heat in January | Slab temperature, then dryness |
| Pole barn or outbuilding | Poured for equipment, not cars | How deep prep has to go |
| Lower level of the house | Below grade, often finished | Moisture reading, before anything else |
Older concrete rarely disqualifies a floor: cracks, pits and spalling get opened, filled and feathered during prep, the sequence on our garage floor repair page, inside the full build stepped through under garage floor coating.
A village younger than almost every garage in it
Campton Hills was incorporated in 2007. Most of its housing went up after 1980, so the ordinary slab here is decades older than the municipality standing over it. The Village comprehensive plan says as much: a whole zoning district still lines up with residential subdivisions Kane County approved before incorporation.
That history is why we route rather than answer. We never tell a homeowner here what does or does not need a permit; the Village Building and Zoning Department keeps that list and answers by address. Not everything moved to the Village in 2007 either. Sewer and water reach only the Fox Mill, Fox Creek and Wasco areas, well and septic belong to Kane County Public Health, and the highway and solid waste districts are run by Campton Township - a separate unit of government that shares part of the name. Ask the right desk first.
Three road authorities, one slab
Driving home crosses jurisdictions. IDOT holds Routes 64, 47 and 38. Kane County has LaFox, Silver Glen, Burlington, Corron, Dittman and Empire. The township highway district takes what is left. Whatever those miles carry in February rides home in the tread, and a long private drive packs grit and field dust in behind it. Bare concrete drinks that mix and keeps the stain. A sealed flake surface holds it up top for a hose. Why the topcoat still sets in a building nobody heats is on our polyaspartic garage floor page.

The rest of what we coat out here
- Flake blends and how a color reads across a wide bay - epoxy garage floor finishes
- Why two floors that look alike are quoted differently - garage floor coating cost
- Finished lower levels, moisture read before we start - basement floor coating
- Farm shops and light commercial buildings - commercial floor coating
Campton Hills garage floor FAQs
Do you cover the whole village, including Wasco and the Fox Mill side?
Yes, all of it, plus the unincorporated pockets around the edges. Coverage confusion here is normal: Campton Hills shares a ZIP code with St. Charles, so plenty of addresses inside the village limits do not read Campton Hills on the envelope. Send the form with your street address and we confirm the same day.
Our garage is detached and has no heat. Can it be coated in the middle of winter?
Usually. A polyaspartic topcoat keeps working at temperatures where standard epoxy stalls, so an unheated building is not automatically a spring job. What decides it is the slab: how cold it is, and whether it is dry enough to bond. Both get checked on the estimate visit, not on install morning.
Who do we ask about permits for work around the garage?
The Village of Campton Hills Building and Zoning Department, and only them. They keep their own list and answer by address. That matters in a village this young, because some services here still run through Kane County or Campton Township. We do not guess at any of it, and no floor crew should.
